A developer has put forward what it describes as an attractive, distinctive and aspirational scheme for 12 houses and bungalows.
Avant Homes has asked Stockton Council for planning permission to build the homes on 1.7 acres of land west of Round Hill Avenue, Ingleby Barwick. The houses will be a mixture of detached two-storey homes and bungalows, including two affordable homes.
They will have two to five bedrooms, and between two and four parking spaces, either on the plots on in garages. The developer says it will be “a mix of housing types and tenures to suit the needs of the local community, including first-time buyers, family homes and those down-sizing”.
The developer describes the plan as “a high-quality and attractive environment”, with strong links to public transport, safe and secure access to public open space, and “a pleasant environment to live”, with 1.8m-high fencing and “natural surveillance” part of the design to deter crime and anti-social behaviour.
It says it has analysed surrounding homes and referred to previous architectural styles to help “the creation of a locally distinctive new place, which integrates with and benefits the character and identity of the wider community”.
Avant Homes’ design and access statement says: “The proposals are for modern family homes, designed to reflect the needs and aspirations of modern families and their lifestyles.
“The proposed development offers a wide range of house types which will help meet the housing needs in the area and most importantly broaden the market base to enhance the diversity, affordability and scope of the housing offer within Round Hill.
“The proposed development has been designed in connection with the site’s opportunities and constraints and is in line with local and national policies. The nature of the scale of the development and its distinctive arrangement of dwellings ensures a legible, safe and convenient layout and environment for residents and visitors.
“The design provides a cohesive development with the wider overall development whilst using the introduction of a shared private drive to introduce a new character to the site.
“The landscape proposals seek to retain and enhance the existing trees and hedgerows where possible, whilst creating an attractive and high-quality landscape that offers diverse wildlife habitats and recreational opportunities. The scheme has been designed to respect the surrounding landscape, topography and ecology of the site.
“A permeable and legible network of streets and pedestrian links can be achieved at this site, enhancing existing connections and providing easy and direct access to existing services and facilities within the wider locality.”
