A PLANNING application has been submitted to Richmondshire District Council for the construction and siting of six holiday lodges in North Yorkshire.

Woodlands Farm, Harmby was acquired by the applicant, Ann Duffield, in February 2020.

Planning consent was granted for conversion of a large stone barn to a single dwelling, conversion of a former piggery to a holiday cottage and the siting of two holiday lodges. It is now considered that a preferable location for the lodges is in the adjacent field, away from the residential barn. Consequently, a small-scale scheme for six holiday lodges is now being put forward for consideration.

The applicant lives at Sun Hill Farm, which is the home of Ann Duffield Racing, a horse racing training yard owned and run by Ann Duffield, in conjunction with her husband, former top flat jockey, George Duffield MBE.

She intends Woodlands Farm to provide high quality lodge accommodation for visitors to the region.

The current proposal seeks planning permission for six holiday lodges at the eastern end of the land forming Woodlands Farm, Harmby. The site is an open field bounded by traditional dales dry stone walls.

The land generally slopes gently down, from south to north. Along the eastern boundary, it is proposed to site three lodges in front of an enhanced landscaped tree and hedge line. These will sit roughly parallel to the highway behind an established mature tree and hedge boundary which will completely shield views into the site. Three further lodges are proposed along the northern boundary, at the lowest part of the site, sitting within a newly established landscaped area.

Access to all the new lodges will be from the existing access point off the highway which will also serve the barn and piggery conversions at the western end of the overall site. This access is to be improved to NYCC standards as required by the earlier planning consents.

An identical application was submitted earlier this year. This revised application now includes a detailed landscaping scheme which includes substantial planting and landscaping.
