Take a left-hand turn here and proceed past Cartmel Primary School on your left-hand side. Continue through the crossroads, where you will find the property situated on the left-hand side.

LOCATION Situated within the most desirable location of the South Lakes Peninsula and positioned on the fringes of the village, the property benefits from a short walk to Cartmel Square for a range of shops and eateries. The historic and beautiful village boasts many attractions including the Michelin* restaurants L'Enclume and Rogan & Co, Cartmel Racecourse, The Sticky Toffee Pudding Shop and Cartmel Priory. The picturesque Cartmel Valley is also on the doorstep, making this one of the most desirable areas in the country.

DESCRIPTION Sunnydale is a deceptively spacious and versatile home, which benefits from well-proportioned accommodation on one level. The property is surrounded by manageable sized gardens and picturesque views, making this property perfect for a wide range of buyers.

The property is approached via stone-chipped parking for one car. A pathway alongside the mature shrub garden extends down to the front door and rear garden. There is also a paved path within the shrub garden which extends down the far side of the property and also leads to the rear garden.

The front door opens into a hallway with doors leading to two reception rooms and the kitchen. The lounge is an excellent sized reception room, bathed in natural sunlight from a side aspect window and double doors, leading out onto the rear garden. Central to the room is an open fire set on a stone hearth with a matching inset and mantle.

The dining room is an additional and versatile reception space, which can accommodate a table and chairs as well as additional living room furniture.

The breakfast kitchen is equipped with a range of traditional wooden storage units and a complementary three-sided wooden worktop, which incorporates a single sink with a double drainer and hot and cold taps. There is space for a cooker, under counter fridge and plumbing for a washing machine. A cupboard within the room provides shelving space for towels and linen and the adjoining cupboard houses the hot water cylinder.

Doors off the central dining room lead to two bedrooms and the bathroom. The master bedroom is a generous sized double, providing ample space around for bedroom furniture. The second bedroom is currently set up as a twin room, but can easily accommodate a double bed if preferred, as well as bedroom furniture.

The bathroom is fitted with a three-piece suite comprising a bath with wall-mounted mixer shower, WC and pedestal wash hand basin surrounded by splash back tiling.

Outside, to the rear of the property, there is a manageable sized lawned garden and patio seating area providing space for a table and chairs. A central path extends down to a mature shrub border and small alfresco dining area to sit and enjoy the picturesque views onto the adjoining farmland.
