The guest house offers a wonderful lifestyle for new owners, who could walk in and carry on running it as a successful business, or alternatively be utilised as a fantastic family home with space to accommodate dependant or elderly relatives.

Set back from Kents Bank Road, Corner Beech House features a large open drive with space to accommodate six vehicles. Gradual stone steps with a handrail, alongside a colourful walled garden, provide access up to a patio seating area and to the front door. The front door opens into a tiled porch with a full height glazed door leading through into the welcoming entrance hallway.

The first room you come to is the formal dining space, which features two large double glazed windows, bathing the room in natural sunlight and allowing views towards the Kent Estuary. Along one wall is a chimney breast which houses an electric fire and provides a focal point and warmth to the room.

A door at the end of the hallway leads through to the owners' living accommodation. The impressive and very large modern kitchen is equipped with a range of soft-close storage units and a blue pearl granite work top, with a matching central island and breakfast bar.

Fitted within the worktop is a one and a half sink drainer with a mixer tap and a five burner gas hob with an extractor hood over and twin electric ovens/ grill below. Integrated appliances include a fridge/freezer and a dishwasher. The high ceilings and large windows give the room a feeling of space and light, whilst the gas burner fireplace creates a wonderful atmosphere during those colder nights.

Located off the kitchen is the living room, a cosy reception space with glazed French doors opening out onto the enclosed courtyard.

The utility room is also well equipped with additional storage units extending down both sides, and space to accommodate a large commercial fridge and washing machine. An external door at the far end opens out onto the enclosed courtyard.

Alongside the kitchen is the first of two bedrooms. Currently set up as a single, the room boasts a full height double wardrobe with overhead storage and a delightful seating area alongside a picture window. The second bedroom lies on the lower ground floor and is of generous proportions, allowing ample space for a range of furniture. Also on this level there is an office space, a four-piece bathroom and a separate walk-in wardrobe.

Back in the entrance hallway, stairs ascend to the first floor landing leading to three guest en-suite bedrooms and two storage facilities. Bedrooms one and two are of similar sized proportions, whilst bedroom three offers a larger en-suite and a delightful seating area to sit and enjoy the views across Morecambe Bay.

Stairs continue up to the second floor where there are a further three guest en-suite bedrooms and two additional storage cupboards. Bedrooms four and five are again similar in size and proportion, however bedroom six is substantially larger and has the most spectacular elevated views of Morecambe Bay extending towards Far Arnside, Blackpool and beyond.

Outside, there is a delightful alfresco courtyard garden, enclosed within a stone wall and fence boundary. There is space for a large timber shed and gated access onto a shared private lane, leading onto Methven Road.
